About Le Cerchiaie
Le Cerchiaie was built in 1667 as a traditional Italian Farmhouse and it has been refurbished to the highest possible standard retaining all the features of a 17th century Tuscan Farmhouse combined with all modern amenities.
The house occupies a prominent position on a small hill. Backed by rolling oak forest with vast panoramic views across classic Tuscan valleys, with the mountains of Les Marches and Umbria in the distance.
The house has accommodation for twelve people with six bedrooms and four bathrooms (two en-suite) with a beautiful garden with a large infinity-edged swimming pool.
The House
Entering through the front door there is a large entrance hall with a sweeping staircase. Down the stone steps from the hallway is the dining room with a formal dining table which can seat twelve people. Off this room, through an arch, lies the main sitting room with an impressive fireplace with a wood burning stove. Adjoining the sitting room is a sun room with 2 external double doors with magnificent views over the countryside.
On the other side of the dining room, double doors lead to a large kitchen, with a walk in pantry. The kitchen is well equipped , with two electric ovens, two fridges, a four burner gas hob, dishwasher, a central island with granite top and plenty of cupboard space. At one end of the kitchen is a country-style wooden table which seats twelve. From this area a door leads onto a small courtyard and a pergola covered terrace with an oak table again seating twelve overlooking gardens and swimming pool.
A passage leads off the hallway to a utility room/cloakroom with a washing machine, tumble drier, basin, WC and separate shower. Also off the hall is the study, with its original vaulted ceiling, wooden floor and open fireplace.
On the first floor there are two bedroom suites, both with king-sized double beds, separate dressing areas and luxury bathrooms with bath, separate shower, basin and WCs. One of the suites has a six metre high ceiling and open fireplace.
On this floor there are two further bedrooms, one with twin beds and the other with a king-sized bed. These two bedrooms share the third bathroom with a bath and overhead shower, basin and WC.
On the top floor there are two delightful twin bedded bedrooms, sharing a large bathroom with a bath and overhead shower, basin and WC.
The Garden
The house is surrounded by a mature beautiful garden with numerous trees, flower beds and grass lawns.
A vine covered loggia on the side of the house with views down the valley provides outside dining area with seating around oak tables for 12 people. Alongside is a stone built barbeque.
Down stone steps is the large bottom lawn and an infinity-edged swimming pool with its own vine and jasmine covered pergola with plentiful chairs and sun loungers. Beyond is the beautiful Tuscan valley of rolling hills, woods and fields with the mountains of Le Marche in the distance.
